Bramwell Holiday Cottage

Here are the ‘rules’ and the times of arrival and departure etc.  Please read through. Thanks : )

Emails are answered as promptly as possibly, and telephone calls are welcome between 8.30a.m. and 10.00p.m.  If I am out and about working please leave me a message and I will get back to you as quickly as I can. Alternatively you could text me.  Please be patient.

Booking

A booking is accepted when I receive a deposit from you and you receive a written confirmation from me. Or, because the date is too close for you to send a deposit I just confirm in writing.  Please ensure that the details are correct in the confirmation and advise me if there are any errors. Thank you

Payment

To secure your booking I require a deposit of £100 with the balance payable 28 days before the start of your holiday.  If you booking within four weeks of arrival the whole amount is payable on booking. Thank you

Cancellation

In the event of cancellation deposits are normally non-refundable.  If you have to cancel less than four weeks prior to your holiday I will endeavour to re-let the cottage, but should I be unable to do so I may have to charge you the full rental. 

What’s included?

Heating and utilities and enough logs to start the log burner are included. Sheets and T Towels are included.  Please bring towels with you.

Arrival

Bramwell cottage will be available for you from 3.00 pm on the day your holiday begins.  Parking is on the roadside. After unloading you may choose to leave the car where it is or take it up to the small car park a few hundred yards up the road on the right hand side.

Departure

Please vacate the cottage by 10.30am to allow time to make it ready for the next guests. Thank you.

Number of Guests

The number of guests occupying the cottage must not exceed the maximum occupancy stated.  We reserve the right to refuse entry if this condition is not observed.

Damages and Breakages

I do not accept any responsibility for loss or damage to guests’ personal effects or property whilst staying at Bramwell Cottage.

I do appreciate that even on holiday accidents do happen and I would really appreciate being advised of any breakages or damage in the cottage so that I can make it good for the incoming guests. Thank you.
 
I reserve the right of reasonable access to the cottages at all times and where possible I would advise you in advance if access is required.

Heating and Electricity Costs

The all-inclusive costs are based on ‘reasonable’ usage of heating and electricity.  All ‘reasonable’ use of Heating and Electricity are therefore included within the cost of your accommodation. If you turn the heating up I would be so grateful if you could remember to turn it back down if you go out.  Thanks

Dogs

Please contact me about your dog, some dogs are welcome others are not.  I do allow dogs with owners who know how to train a dog.  Dogs must stay in the downstairs area of the Cottage. Generally I will only welcome dogs over 12 months old.

Damage - I reserve the right to seek compensation for any damage and excessive cleaning costs caused by pets and please take a responsible attitude and ensure that your dog stays off the furniture and does not go upstairs.

If you use a dog cage please consider bringing it with you if you intend to leave the dog on its own in the cottage. Please also bring dog towels with you in case the weather is wet.  If you forget please ask me for some.
   
Smoking

Please note that Bramwell Cottage is a non smoking area.  Please smoke outside and collect your cigarette ends and dispose of them in the dustbin. I reserve the right to seek compensation (including consequential loss) for any damage and additional costs of cleaning. Consequential costs may be incurred where it is not possible to remove the smell of smoke from the cottage prior to the arrival of the next guest who subsequently demands compensation.
